Our professional Fire Risk Assessments (FRA) is carried out in accordance with the Regulatory Reform (Fire Safety) Order 2005 (FSO), the main legislation governing fire safety for almost all premises in England and Wales. It ensures the “Responsible Person” (such as the employer, landlord, or owner) has identified fire hazards, people at risk, and appropriate fire safety measures. The assessment also considers updates from the Fire Safety Act 2021, which extends the FSO to include building structures, external walls, cladding, and flat entrance doors in multi-occupied residential buildings, and the Fire Safety (England) Regulations 2022, which introduce additional duties such as regular fire door checks, lift and firefighting equipment maintenance, and the sharing of building plans and information with Fire & Rescue Services. In addition, the FRA references Building Regulations Part B (Fire Safety) for construction and design compliance, the Housing Act 2004 and its Housing Health and Safety Rating System (HHSRS) for residential safety, DSEAR 2002 for managing flammable substances, and the Management of Health and Safety at Work Regulations 1999 for general risk management duties. Current 2025 updates also include amendments to Approved Document B, removing older BS 476 fire classifications in favour of the European BS EN 13501 standard; a new requirement from March 2025 for all new care homes in England to be fitted with sprinkler systems regardless of height; and the release of BS 5839-1:2025, the updated code of practice for fire detection and alarm systems in non-domestic premises. The Furniture and Furnishings (Fire) (Safety) Amendment Regulations 2025 have also been introduced to strengthen standards for upholstered furniture, while new national guidance on PEEPs (Personal Emergency Evacuation Plans) continues to evolve to improve evacuation procedures for vulnerable occupants. Together, these laws and standards form the foundation of our complete fire risk assessments, ensuring full legal adherence, best practice, and the highest level of protection for life and property.
